Every asphalt driveway has a finite lifespan. Alligator Cracking — The Clearest Sign of Failure

Alligator cracking is the single most definitive indicator that a driveway needs full replacement. This pattern of interconnected cracks — resembling the scales of an alligator or crocodile — means the base structure beneath the asphalt has failed. The pavement can no longer distribute traffic loads properly because the foundation has lost its structural integrity. No amount of crack filling, patching, or resurfacing will fix alligator cracking because the problem is beneath the surface. If you see this pattern on your driveway, the most cost-effective solution is demolition, base reconstruction, and new asphalt installation.

Recurring Potholes

A single pothole in an otherwise solid driveway can be patched effectively. But when potholes keep forming or previously patched potholes reappear after every winter, it signals that the base layer has been compromised by water infiltration and freeze-thaw damage. Each repair addresses the symptom temporarily while the underlying cause — a failed base — continues to deteriorate the surrounding pavement. At this stage, repair costs accumulate quickly and replacement becomes the better long-term investment.

Significant Settling or Heaving

If your driveway has areas that have sunk below surrounding surfaces, or sections that have pushed upward creating ridges or bumps, the substrate has shifted. Settling often occurs when fill material was improperly compacted during original construction or when underground drainage patterns have changed over time. Heaving is typically caused by frost action in clay-rich soils common throughout Gloucester County and parts of Camden County. Either condition indicates base failure that cannot be corrected with surface treatments.

Extensive Edge Deterioration

Crumbling edges along the sides of your driveway indicate that the asphalt was either installed too thin at the edges, lacked proper edge support, or has been undermined by water erosion over the years. When edge deterioration reaches 6 inches or more into the driveway from both sides, it significantly reduces the functional width and creates a safety hazard. Extensive edge failure often accompanies other signs of aging and typically warrants replacement rather than repeated edge patching.

Age and Maintenance History

A well-maintained asphalt driveway in South Jersey typically lasts 20 to 30 years. A driveway that has been regularly sealcoated every two to three years and had cracks filled promptly will reach the upper end of that range. A driveway that has never been sealcoated and has deferred maintenance for years will deteriorate much faster. If your driveway is 15 to 20 years old and shows multiple signs of distress, it is approaching replacement age. If it is over 20 years without significant maintenance, replacement is likely more cost-effective than continued patchwork.

When Repairs Are Still the Right Choice

Not every driveway problem requires full replacement. Isolated cracks, single potholes, and minor surface oxidation can typically be addressed with targeted repairs and sealcoating at a fraction of replacement cost. The key question is base condition — if the base is still solid and level, surface treatments can extend the driveway's life significantly.
